I want to talk to you about updating your home before Listing it.

If possible, the best time to update your home is about a year or two before Listing it for two reasons.

  1. Enjoy your update, get your money’s worth.
  2. Sometimes your updates look more “natural” if they were done awhile ago rather than a weekend before listing your home.

 

However, I completely understand those readers that don’t have a year or two to wait. So let’s discuss the updates and why it’s essential to meet up to do so.

About a decade ago I had a reader of my Newsletter read a column that talked about using granite, and tiles rather than wood in the kitchen. The reader called me up and said I’ve made updates to my house and I’m ready to list. Well, he made updates however his taste and the buyer’s taste are nowhere near being on the same page. Living in Illinois combined with a decade ago real estate wasn’t moving unless it was perfect. He found store sales for flooring, counter tops and did the work himself…Unfortunately the reader updated his house to resemble where he was moving to which was Arizona. People in Illinois don’t care much for terracotta flooring and green granite at the time. Needless to say he wasn’t happy but understood the house had to show for a buyer back then to purchase and he redid the work.

Today’s market is different. Updating is different. Call me to discuss which updates are necessary for your home before you start updating your home for the market!
